NOTICE IS HEREBY GIVEN THAT Andrew Chinikidiadi and Paul Kasadas filed a Complaint In Action to Quiet Title in the Court of Common Pleas of Erie County, Pennsylvania, on April 22, 2014, to cure title defects, more specifically recorded Articles of Agreement dated March 4, 1968 and recorded May 27, 1969, in the Erie County Recorder of Deeds conveying premises situate at 14 East State Street, Albion, PA to Theodore Ertman, having the following legal description:
ALL that certain piece or parcel of land situate in the Borough of Albion, County of Erie and State of Pennsylvania, bounded and described as follows, to-wit:
BEGINNING at a stake the north side of State Street at the west line of land now or formerly owned by the Albion Telephone Company; thence west thirty (30) feet to a stake; thence northerly, parallel with the west line of said Albion Telephone Company's land to land formerly owned by Joshua Thornton; thence easterly thirty (30) feet to land of Albion Telephone Company; thence
southerly to the place of beginning.
ALSO, all that certain piece or parcel of land situate in the Borough, County and State aforesaid, bounded and described as follows, to-wit: BEGINNING at the southeast corner of land of D.A. Sawdey (Post Office Lot); thence easterly thirty-six (36) feet to land of Albion Telephone Company; thence northerly forty-one (41) feet; thence westerly thirty-six (36) feet; thence southerly forty-one (41) feet to the place of beginning. Having erected thereon a two-story brick building. Containing a tavern and a three car garage commonly known as 14 East State Street, Albion, Pennsylvania 16401, having Erie County Index Nos. (1) 4-17-15 and (1) 4-17-17 for the Borough of Albion.
WHEREFORE, the Plaintiff brings this Complaint to obtain an Order of Court divesting any and all right, title, claim and interest the children of Theodore Ertman may have in the premises situate at 14 State Street, Albion, PA, unless an action is instituted with thirty (30) days of the Final Court Order.
